So why use Quality Managed Homes for your block management?

Whilst Quality Managed Homes was originally set up as a Letting Agent in the early 1990’s, we have in recent years become involved with Block Management.

With the fast pace at which we are now forced to live our lives, those Blocks which had previously been managed by the residents were finding it harder and harder to not only find time to carry out the work required but also to find residents who were prepared to take on the responsibilities of the various posts, which subsequently put a higher burden on the few who were prepared to carry out work on behalf of the other residents.

We have also been made increasingly aware that many Blocks are not happy with the way they are currently being managed by the Managing Agent. Their maintenance work is not carried out promptly, Buildings Insurance Schedules are not sent to residents as proof of cover, Accounts are late being prepared thus incurring late filing charges, replies to Solicitors enquiries on the sale of flats not dealt with promptly etc.

We also hear of Leaseholders’ frustrations in not being able to “pin down” the right person to speak to if the management is handled by a large Company.

Quality Managed Homes is a small privately run firm with only two full time employees which means that, when you ring us, not only will you know exactly who your talking to, in the majority of cases, both employees will be au fait with the management of the Block and be able to answer any queries you may have immediately rather than being passed from pillar to post or leaving messages for people who never return your call.

In addition, our experience in dealing with letting of flats means that we are use to dealing with maintenance enquiries quickly and efficiently and have a ready source of Contractors who are both professional, trustworthy and reasonably priced.

Quality Managed Homes also has no hidden costs and the Fee quoted per flat covers all aspects of the maintenance of the Block, including the preparation of the Accounts and any Company Secretarial work. The only additional Charges applicable are those to cover postage and stationery which fluctuates according to the amount of correspondence sent.

For larger works to the Block such as internal or external redecoration, a further Fee is charged to cover the extra work in meeting Contractors at the property and supervising the work, but this only applies to areas where we can check the standard of work and would not apply to such things as roofs where we would recommend that the services of a Surveyor be employed due to the nature of the work.

Our normal service covers the following areas:-

Being a small Company, we are more than happy to adapt to each Blocks’ requirements and we work closely with the Directors so that they are always kept up to date with expenses, problems, works required etc. In addition, Invoices are always available for inspection along with Bank Statements and as the Income and Expenditure Reports are regularly updated, information as to how much money the Block has to spend is always available.

All Blocks’ are inspected on a monthly basis which means that we get to know the Block extremely well and can put forward suggestions as to how Blocks’ appearance can best be maintained and we liaise closely with Contractors employed to maintain the garden and clean the communal areas to ensure the Block is well cared for.
